You need a financial calculator to solve these kinds of problems. There are a bazillion calculators on-line that would solve this problem, but I can give you the answer. I loved my HP-12C, but there are many others out there if you are looking for a handheld.

I hope the scenario is not an actual mortgage quote. That would be ridiculous; 8.5% paying 3%?

Do a Google search for “mortgage calculator”. There are dozens of websites that provide free calculators to figure out mortgage payments.
I also think your TI-30 does not do “time value of money” calculations which is what you need for mortgage calculations.

I just double checked and my old TI-30 does not do mortgage calculations. You need a business calculator as opposed to a scientific calculator.
